Location From Banchory, drive west on the Aboyne road for 2 miles & turn left at the first group of cottages on the left: follow signs for 1/2 mile. Farm Cottage is within a former farm setting, only 100m from the river Dee.
Building A granite two up - two down cottage with an extension giving extra house-keeping facilities. The secluded site provides a private garden facing south.
Accomodation 3 Bedrooms (6 single beds) 2 bath/shower suites with w/c & basin Sitting room Kitchen/Dining room Back porch with boiler and fuel stores
Kitchen Electric stove & extraction, larder fridge, upright freezer, toaster, kettle etc. Full inventory of cutlery, crockery, glass, utensils and tools.
Drygoods A basic provision of fundamentals - tea, sugar, salt, oil, vinegar, 'bisto', flour etc, etc. If you happen to exhaust the ketchup, please replace it for the benefit of the new tenant.
Housekeeping We aim to hold a replacement stock of toilet rolls, cleaning fluids/powders, foil, lightbulbs, candles, bleach etc.
Heating Oil-fired central heating throughout with seperate room control. An open fireplace is in the sitting room; fuel is provided. Occasional electric heating in some rooms. Electric blankets are available for all beds.
Water Borehole water is pumped to the attic tank. Hot water is supplied by the boiler, and from a double-sized immersion.
The Shower suite is powered by electricity.
2 bedrooms have wash hand basins.
Linen/Towels Provision of bed linen, towels, and kitchen napiery is included in the rental fee. All are changed weekly.

TV/Radio Small colour TV in sitting room; radio/alarms in all bedrooms.
Fire precautions Smoke alarms in kitchen, ground floor hall, and first floor landing with extinguishers in kitchen, porch, and on first floor.
Clothes Washing Washing machine in kitchen, with drying in boiler room or on drying green. Iron and board in storeroom.
Parking Ample space, with covered spaces for 2 cars.
Garden Simple grass area with some furniture.
Occupancy Entry is usually available from 4pm on agreed date. Please vacate by 10am on departure. For part weeks please arrange timings with the agent.
Keys Please contact the agent for key location. This will normally be on site. In extremes call (01330) 823632.
Deposit A deposit of £50- will normally be required against breakages, damage, or disruptions. This will be returned, with explanations for stoppages (if any) within 14 days.

Where advance bookings are made, we ask that a security of 1/3 is advanced. This is non-refundable where notice of cancellation is received less than 6 weeks before date of occupancy.

Dogs and Smoking Both are welcome but not in bedrooms please.
